A Decorating Proposal from Houston Home Staging....


Howdy!

 

I've 'slept in'...... it's 5:00 a.m. !

 

Oh well, the early bird...   While you all (or y'all) slept, I've tossed and turned creating a plan for the new beachside abode that you're closing on today!

 While you considered yourself lucky that you've never in your life had to buy furniture, I've always considered myself lucky to:

- Never have eaten at a Luby's

- Never been to Vegas

As I had mentioned, Vegas seemed to be on January's dance card.   As for Luby's, I hold on to the dream that this (eighth gate of hell) will be reserved for my ashes.  Although Jim is a pretty classy, and creative guy, I suspect that my funereal luncheon is beyond his scope, and my 50 place settings of Lenox will go unused, in favor of an unlimited chocolate fountain at Luby's........ (sigh)!


 
As for furnishing a Galveston condo.... it seems to me that beach front decorating is somewhat formulaic.   The ingredients being:

 

- Some butt-ugly sleeper sofa

 

- Two gaudy, multi-color accent chairs that even Picasso would hate.  It's vitally important that the chairs have two (coordinating but not matching) toss pillows to throw on the sofa!  This trick, is spoken of (in professional circles) as pulling-the-color-story-through-the-room.

 

- Two (solid color) ceramic lamps with pleated lampshades.   These lamps are important.   They must exactly match some arbitrary color in the chair fabric, and stick out like a sore thumb, or, they must be in the shape of a seashell, seahorse, or driftwood.

 

- Artwork is generally some Crashing-waves-on-the-beach-with-seagulls motif.  With some sort of rheumy moon, or sun in the background.

 

- In the kitchen: it's Melmac baby!   Corelle will do, but there always needs to be a coffee cup, or salad plate missing.

 

- Flatware: we can forget the Reed & Barton Francis I sterling.   Most condo owners opt for pressed tin cutlery from the dollar store.

 

- The coffee pot is always vintage Mr. Coffee.   Usually found at the thrift store.  

 

- Coffee mugs must never match or coordinate, and generally must boast slogans, and logos of long forgotten, and bankrupt service companies or T-shirt emporiums.

 

- Barware - the ubiquitous and omnipresent collection of stolen-from-a-casino shot glasses, and then some jelly glasses for the children (all mismatched).

 

- Beds:  Ahhhhhhhhhh here is a specialty area!   The box spring and mattress must always have some sort of 'sway-backed-horse' indentations (even when new).   While a decent mattress and box spring measures in at a full 18 - 24 inches tall, beach bedding must be wafer thin.   When compared to a thirty year old futon mattress, beach beds must always come up as the loser (apparently there's a law that says so)!

 

- Bedding such as quilts, comforters, and other linens always come in seafoam green with mauve accents.   Apparently the 1980's has never let go of the beach!

 

These are but a few of the challenges in decorating a beach home!   I'm really not 'the guy' for this type of project.*  The dollar store makes me nauseous, and seafoam green causes me hives!   However, I do see a colleague of mine who resides in Galveston, and appears to have the formula perfected.    However, I think it's probably easiest to walk in to the 'it' store in Galveston who can deliver a 'package'.   This way, all of the color-coordinating is professionally(?) achieved without the interventions of someone with actual taste!

 

While a weekends stay is a tempting barter, I'm afraid that this deal will cost us our friendship(s).  I'm the type of guy who rents someone else's property, and leaves the property with the furnishings in fashionable, but oddly placed angles, and arrangements.   I actually re-arranged the (city-block-sized) waiting room of the Oncology Department at Graduate Hospital in Philadelphia - I was nervous - it took fifteen minutes - I was still nervous when I finished, but it looked better <G>!

 

 

*Proof of my ineptitude at beach decorating, is that, not once, have I even mentioned wicker.   Talk about your ubiquitous and omnipresent....... how could I NOT mention wicker and still consider myself a candidate for this job!

 

 

I’m afraid my only real value in this project is to sniff haughtily at whatever result is achieved by some yet-to-be-named-or-found, shot-glass slinging, sandal-wearing, living-in-Dickinson decorating colleague!

We are seeking highly motivated, staging professionals as assistant stagers or interns.
 
Our requirements:
 
  • College education (Associates Degree minimum), in any curriculum.  Business, creative arts, or design curriculum preferred.
  • An extremely flexible schedule is mandatory.  Our projects come with very little lead time, so we won't be able to provide a set schedule. 
  • Retail management background is a definite plus.   Retail merchandising background is preferred.
  • Interior designers will find it difficult to adjust to the methodology of home staging.   If you're an open minded interior designer who can adjust to a less-is-more installation technique, we'd like to see your portfolio.
  • Previous home staging experience is clearly a plus!

Yet another Houston Home Staging success story!

Gather round, for we have a story to tell!


Houston Home Staging has always produced great results, but here is the kind of story that makes our work worthwhile!

We were recently asked to consult on a rather glamorous listing, in one of the Houston's more fashionable (and quick selling) neighborhoods!   This particular home boasted every amenity that one could hope for (and more).   The owners had taken great care in the preparation of their home, and the Realtor can always be counted upon for correctly pricing, and presenting his listings.

After 30+ showings, no offer was presented.  Houston Home Staging is generally not called upon when a home is in perfect condition, and the furnishings are attractively arranged.  Well, the Realtor had a plan:
  • Call Houston Home Staging into the project with a $145 consultation.
  • Raise the price of the listing by $40K
So, off we went to do our staging magic.   The problem:  the furnishings were beautiful, and appropriate to the setting, but they needed a slight adjustment and repositioning.   The buyers couldn't see the value of the home, because beautiful decorations were obscuring the fireplace, hardwood floors, and generously sized rooms.

We spent two hours in the house.  

The house sold the following weekend.

The house closed in less than twenty days from the staging!

Lingering listings and price reductions have come for a visit! Stage your listing, and avoid this fate!

What happened to that seller's market?


All of a sudden, we're seeing price reductions and lingering listings!  Why?

 
It's been a dynamic winter and spring market here in Houston!    Houston homes are selling quickly, at full price, and many listings are generating bidding wars.   Houston Realtors have recognized the value of a de-cluttered, attractively presented listing, and are demanding high standards from their clients before accepting the job!   HAR.com, has revolutionized the online presentation standards and  delivered irrefutable evidence that staging works!
 
So, where are some listings going wrong? 

 
We don't have a crystal ball, but to see our future, let's look into our past!
 
Historically, November through early March are great times to sell Real Estate here in Houston.   This is in large part to the influx of an international clientele, who are being transferred by their energy corridor employers to Houston.  These buyers are coming to Houston with cash-in-hand, and they're snapping up the best properties, and offering the best prices!   Coincidentally, those 'best properties' tend to be staged properties.
 
From Spring break through Easter/Passover, things tend to slow a little bit.  But then, native Houstonians start entering the Real Estate market as both buyers and sellers.   They do have something of a home-court advantage.  They have knowledge about the market that outsiders don't have and they are not as likely to overpay for a property that doesn't meet or exceed the value that they seek. 
 
So, Seller's and Realtors who have seen and heard of a boomtown market, become understandably ambitious about the pricing and presentation of their listings.  The new appraisal system is doing its job and keeping prices reasonable, and many buyers recognize that they need to bring more money to the table to secure their deal.   However, if a listing doesn't clearly communicate its value, it won't find a buyer at any price.
 
 
 
 
 
Homes that have a 'to-do' list attached, will have a difficult time conveying their value.   It is, after all, a market that has an appreciation for 'turn-key' conditions.   A professionally staged property will turn 'look what we have to do', into 'all we have to do is.....'!  
 
We've seen clients walk away from a listing because a toilet needs repair, only to purchase a property that needs a gut-rehab on the kitchen.   Why would someone not choose the less-expensive repair?   Because the property that they purchased had some other intrinsic value that made the kitchen rehab, a walk-in-the-park!



During the recession, many Realtors told us that they could not afford our services.   As spring blossomed, they then informed us that they didn't need our services.  Now, with the specter of a good, but competitive market approaching, our Realtors are back, telling us that their client's demanded the services of a professional staging company.


 
The seller's market was created by a country that has embraced home staging.   At Houston Home Staging, we've always had a seller's market for our staged homes.  Even during the worst of times, our staged listings, sold on the first day, with multiple offers, cash, full-price, with quick closings.   That so many homes are selling quickly is not a surprise, because so many homes are being professionally groomed before they hit the market!
 

 
 
The finish work that you see in these photographs are unlikely to be achieved by amateur, or weekend warrior stagers.   The staging that you see, directs attention to the listing.   It energizes what had been a lingering listing without overwhelming the buyers with gimmicks.   This look is achieved by our team of staging technicians: people who have been trained in advanced staging/merchandising techniques.  

 
 
An amateur stager would have added more and more to this listing.   Our staging technicians not only knew what to add, they knew what to leave out!

 
 
Our professional photographer added the icing to this staging cake.   If your Realtor whips out a camera-phone to photograph your listing, you'll need to thank them, and hire a professional real estate photographer.   Most homes are being purchase 'on-line' and the walk-throughs are really only a validation of what they've seen on line.   If they're on-line and seeing cluttered, disorganized listings, with poorly placed furnishings they're not likely to visit your listing with an intention to buy!   They'll visit, but just to make sure that your house, is NOT the house that they want!

 
 
So, what did happen to our seller's market?   It's still out there.  But wise sellers, and Realtors will recognize that all of the skills and steps that we utilized during the recession are still necessary ingredients in today's market!
